Addendum To a Home Purchase Agreement

Often times after an agreement to purchase a home is accepted, there are changes like time to close is extended, or type of loan is changed. Any change, after the agreement is signed by all parties is accomplished by using an addendum. The addendum becomes a part of the purchase agreement and should stay with the purchase agreement through all steps of the purchase process and be a part of the purchase records.

Four Reasons to Take Advantage of Spring Home Sales

Four Reasons to Take Advantage of Spring Home Sales

#1 – More Options, Greater Odds

People will tell you that Spring is not the ideal time to sell your home because there is less competition in the other months but less competition means less buyers. Most agents feel that competition is good for the real estate market and can actually help homeowners get a better deal.

#2 – More Shoppers, Better Exposure

If more people are shopping for real estate now than they might be later, that gives you, the home owner, plenty of reasons to sell your home in the spring. You want maximum exposure for your house which will lead to a higher number of offers, and when home buyers are competing to buy your property, those offers are far more desirable.

#3 – Holiday Home Sales, Yes or No

Plenty of people list their homes during the fall and winter seasons, but important home-based family holidays such as Christmas and Thanksgiving can add a lot of stress and responsibilities. However, there are some people who find this time of year does not pair well with putting their homes on the market. When selling your home in the spring, those major holidays are in the rear view and you can focus on taking the necessary steps to getting the offer you deserve.

#4 – January Job Transfers

There are a few in real estate who will tell you that January is a great month for home sales due to job changes or transfers, but what employer systematically decides to make these changes only in January? Employers follow their industry markets which typically fluctuate and change year round. Therefore, home owners listing their homes should expect to meet transferring home shoppers any time of year.

Tax Assessed Value Of Your Home

I often hear hear owners say their home is appraised at? After a few questions I find they are using the tax assessed value as an appraisal. Tax assessed values are used by your local county to assess the amount of tax you owe on your property. These values should not be confused as an appraisal and should not be used as an indication of value although some times they are dead on. Basing your listing price, or if you are a buyer your offer price, on these numbers is not a good idea.

A good real estate agent will be able to give you an estimate of fair market price at no expense to you. Thinking about selling we will be happy to run numbers for your SE Alabama home with no obligation. Give us a call 334-701-1102.

Declutter Your Home

Thinking about selling your home? You want to make it look as spacious as possible before placing your home on the market. It is important to keep your home show-ready while it is on the market. Just the slightest bit of clutter can turn a potential buyer away. We suggest boxing up everything you do not need, to continue your everyday life, and either placing the boxes in storage, garage, or one bedroom.

Sometimes buyers want to tour on a short notice. I would let them tour at their convenience even though your home might not be show-ready. Many times buyers will not give you a second opportunity.

We tell the world your home is for sale! Let us show you how!

Lots of 5 plus acres

Check out the lots on Day Road, Furnie Jackson, and Eaton Road between Cowarts and Dothan. Each lot has 5 acres or more. Lots vary from all open to wooded. Electricity is in the area, septic tank and a well would be required. All lots have road frontage. No mobile homes allowed. Minimum square footage of 1700 feet.

There is a plat map on a sign at the corner of Day and Furnie Jackson. Give us a call 334-701-1102 or visit this link for more  information. We are here to help.
