We recently sold a property to Rachael, who has a unique story. Rachael actually never stepped foot in the home before purchasing because she had been stationed in Hawaii at the time. We ended up taking tours of different homes for her by sending videos, pictures, and feedback! Check Before You Buy

My last appointment yesterday called while I was en route and cancelled. I had packed my computer before leaving the office and decided to head on home.

After arriving home I received a phone call from Amanda asking about a home our system had sent them. They were at the location and it appeared to be a vacant lot.

The home was advertised to be auctioned off.

I live close to the location and decided to drive over before dark and check it out.

Should I Get Pre approved Before Looking At Homes

Many people just want to start looking at homes without meeting with a Realtor or a loan originator. They can be setting themselves up for heart break. In the Dothan area a difference in price of $10,000 can make a huge difference in the appeal of the homes you might be looking at. Looking at homes in a price range above your purchase ability can be very disappointing. Meeting with a mortgage originator to determine which homes are in your budget before you even begin to look online will be a time saver. Do you need a 20% down payment?

Paying 20% down when buying a home will eliminate a buyer from having to pay mortgage insurance. Should Schools Matter If You Don't Have Kids?

More than one time when showing homes, I have had clients say schools do not matter to them because they do not have kids or their kids are grown. We should think beyond the present when shopping. 

We bought lots and built our dream home on the lake. We thought that would be where we would die. Five years later we moved. 

Not giving consideration about schools could make a difference when your life changes and you must sell. Schools often play the entire role on decision making for people with children buying a home. Being in a low rated school zone could make a difference in whether your home will sell and if you can get your money back. Best advice is to take school zones into consideration whether you have children or not.

Missing Water Heater Valve Extension

Quite often during the sale, home inspection, and/or appraisal we find the water heater relief valve extension is missing. To obtain an FHA loan to purchase a home, as a minimum the extension needs to be within six inches of the floor. Some codes require the extension to be through the exterior wall. 

Correcting this issue before the appraisal can save a re inspection fee of $100 or more.
